    Marriott International in partnership with hospitality development firm Flag Luxury Group is planting the Ritz-Carlton flag in the heart of Manhattan, in Midtown South's fast-evolving NoMad neighborhood to be exact. Knighted the The Ritz-Carlton New York NoMad, the project received $315 million in construction financing in summer 2018 and jumpstarted construction soon after. A recent visit to the site, at 1185 Broadway at the corner of West 28th Street, reveals that the 150,000-square-foot tower has topped out at 38-floors. The project will be Ritz-Carlton's second hotel in Manhattan, the other being the Ritz-Carlton Central Park, now that the Ritz-Carlton Downtown is being rebranded.

    Flag Luxury Group, led by Paul Kanavos, is investing more than $500 million in the project that will accommodate 250 hotel rooms and 16 branded residences. Back in 2015, Kavanos purchased two adjacent lots at 1185 Broadway and 29 West 28th Street for $100 million according to TRD. In 2016, the corner site was cleared and construction officially began in July 2018. The tower is anticipated to open in 2021.

    Permits on file show the tower will stand 38 floors, 508 feet tall. Since our last update, the project has shrunk two floors and the design, by local, Uruguayan-born architect Rafael Viñoly, has been simplified -- most notably with the removal of vegetated planters that would have sat below the windows. Viñoly is the designer behind the city's tallest finished apartment building, 432 Park Avenue. The firm also has three other projects under constrution in Manhattan: 277 Fifth Avenue, Three Waterline Square, and 125 Greenwich Street. The firm also handled London's 20 Fenchurch Street, which is topped with a grandiose sky garden.
    A press release from Marriott last year notes Yabu Pushelberg will be handling the interiors, the same firm that handled the Art Deco-inspired decor of The Four Seasons New York Downtown. Many of the suites and residences will have panoramic views of both Downtown and Midtown skylines, with the nearby Empire State Building coming into dramatic view. Amenities are to include a fine-dining restaurant, the 'Club Lounge' on the 29th floor, a signature spa and fitness center, two ballrooms, and a large public garden and open terraces. The developer and permits note a rooftop bar on the 36th floor.

    NoMad, once the no-name destination for discount clothes and wholesale goods, has swiftly become Midtown South's locus for trendy hotels and high-end condos. The neighborhood’s prime thoroughfares, Broadway and Fifth Avenue, have developed a “hotel row” of sorts, with the Ace Hotel opening in 2009, the Flatiron Hotel opening in 2011 and the NoMad Hotel in 2012. Wrapping up construction next year is the towering Virgin Hotel, which is set to bring 460 rooms to the Broadway block between 29th and 30th streets.
